Looking on my website I have to select deed then forclosure because there is not a pre forclosure option but it does not tell me when the house goes into forclosure or if it's already in that stage So the only leads I have are tax delinquent which are put out in the newspaper once a month driving for dollars and currently looking into a app called vacant house data feed so I'M MISSING OUT ON CHANCES TO GET GREAT DEALS BECAUSE OF LACK OF KNOWLEDGE FROM MY CITY LISTS if anyone from louisville Kentucky is in this group either link up with me so we can talk business plans !!

If you haven't crawled around in your attic during driving rain with a bright light trying to trace out a leak, given that right now your best option for a roof replacement is $30k, then I'd question your gumption.Honestly even getting a roof replaced for $6k would be excessive for me.

Title does not change hands (LLC remains the owner); so, it may not trigger reassessment (or transfer taxes in some states).Separately, in GAAP purchase accounting, the purchase price is allocated to the assets acquired based on their fair values (market) and any excess of the purchase price over the fair value of the assets acquired is considered Goodwill.

If you mange to buy 1 good deal a year you are doing well. but of course you can do better if you put more time in to it.The LLC would come in to the play at the stage when you close on the deal, OR after you took ownership. some lenders (conventional 2-4 mainly) would allow LLC ownership. -- seek legal advise.
