Hi,I really doubt there is a Hard-money product out there that will lend you 100% with no "skin in the game."  

@Jeff Trevarthen We looked at it an a couple of others, but in the end wrote out own (helps that we are originally software geeks) as we needed a tool capable of analyzing deals in Canada.Another product which may work for you is InvestorApt multifamily analysis (www.LincolnSteele.com).  

Not saying folks must have an MBA, have banking experience, sales in financial products, or loan compliance knowledge to buy or sell a note and a vision, but it helps.

Of the larger banks, Wells Fargo and BB&T have loan products starting at $ 250 k for small apartments.

Plenty of ARM products but only a 15 year fixed.

You deal with a product, clients, budgets, accounts payables, accounts receivable, taxes, etc.

The contractors card also has discounts and being in the contractors club gets you additional rebate amounts from 1% - 10% depending on the product.

The liability paranoia is a product of gurus and attorneys scaring people to use their services, mostly, but properly run they are another hurdle to overcome.I would not be concerned with a 4 plex in my personal name with better financing, if I were going to have 20 properties, that becomes a business factor.

And I am trying to learn more about an entry point, or starting level in real estate, rental properties and the like.I did work briefly as a sales-man in El Paso Texas, long enough to learn the basics of salesmanship, and decided not to go all in on memorizing the specifications on the products I was supposed to be selling, and rehearsing the companies sales pitch for door-to-door sales, or telemarketing.The problem I am having isn't so much a business plan/game plan, as it is initial financing to get the ball rolling.
