If a potential guest sounds too needy or makes me uncomfortable even the slightest during the messaging I decline and/or block them.

If she "won't do anything you say", she doesn't sound like a very cooperative tenant and I would not feel bad one bit about her inconvenience for a few days over ignoring your instructions.How long will you be gone? 

They will be able to go over the minutiae of problems and come up with solutions.A mastermind group sounds like more of a motivation and bigger picture solution.

You will also be taxed on any salary you draw from the corporation.This sounds to me like a real cart before the horse scenario, and I strongly suggest you get your legal and tax team on board before making any additional moves.

Almost anywhere in Westchester this would sound like a great deal.

All said and done.  50k for the house, 35k in renovations costs, worked out to about 2800sqft of hell valued at roughly 220k.I know... sounds crazy...
