The R20 zoning does have it's limitations but an ADU of less than 800 square feet with off street parking is allowed and the permitting process is generally quicker because of the nature of the building.

There are so many reasons to why people would buy a house that are emotionally based and this might apply for this situation.

To be honest with you I am still in the learning process.

I am not sure if it will reset the eviction process and if so I do not want to risk it.

I don't see an issue with this return profile, but it would be helpful to better understand the assets involved, redevelopment process that's proposed and the bank leverage to better vet whether the return profile is realistic.
