I suggest Googling the property address and it may tell you what association it's in.

This will include the address, current value, estimated repairs and ARV.

I always suggest a good ERISA attorney to consult and set these up as there are issues that should be addressed at the outset as well as ongoing issues to remain in compliance.

Probably doesn't address your question but i am not too sure about anywhere else however, in my part of Queens, NY, the listing agent pays the buyers agent from their negotiated commission with the seller. 

We would enjoy a resource that would allow us to scale our efforts more efficiently. 

@Jay Hinrichs Not sure what you mean by the first part of your comment, but to address the last part- its easy for you to make it seem that simple because you're a broker who probably deals with wholesalers all the time.

Do a search for Palm Beach Tax authority and look up the address for current taxes.

As for the 2nd not being named in the foreclosure, if it goes to auction the buyer will have to go back and amend the foreclosure.If you like, PM the address, I'll take a glance to see if anything jumps out.

I was doing some research on the properties (Looking up tax records and the like) and noticed that some of the properties are owned by a trust with an out of state mailing address.

I know my focus market very well and just did a drive around last week to write down addresses I was interested in.
