A mass produced effective vaccine will likely not be ready for 12 - 18 months assuming beginning trials go good.

We will get through this but no one knows how long or how deep the economic impact and effects on housing in the short term. 

Now if this is the trigger for a systematic recession over the next year that might cause things to significantly decline over the coming couple of years  but that is a long way off.Trump will borrow every dollar imaginable to try to keep the market going and that will have bad effects down the road and the fact that rates are already at zero makes it very difficult to stimulate more.

(assuming that I use it regularly, and am aggressively researching various markets) Does paying the fee and including more information significantly effect it's validity? 

I’m certain that through careful planning, market selection, understanding of the intended market as well as it's economic foundation, a solid strategy to include multiple exit strategies, acquiring a great deal, implementing and exercising effective business systems, working with mentors and other investors I’ll be successful.

A lot of attorneys will tell you they can handle any case you bring to them, but it's certainly not a cost effective way for you to do business.

@Ryan Daigle, one fault I see in your assumptions is that the higher earners, class A tenants won't be effected. 

It's a trickle down effect and you may never see a change...but you could.
