Have a duplex property under contract looking to close.

To keep it as a SFR, we would save on a 2-story porch ($18k) as well as another kitchen ($12k) and a few other needs for multi unit.We could keep it as a 2 unit, but then we have to create a new wall to separate the units again, adjust the main staircase, do the 2 story porch along with a 2nd flr HVAC, dual water heaters & electrical, kitchen and maybe move and/or add a wall.

When our lease expires in May, we would like to buy a duplex in the Minneapolis-St.

We bought two duplexes last year (March and April).

Kitchen needs to be redone with new appliances and probably a new layout, carpets need to be replaced, walls need to be stripped of wall paper and painted.

I have a duplex in a very trendy and fast growing area on the west side of Cleveland (Gordon Square).

It screws into the wall and this way you always have a backup key on site (for contractors or for a lost key situation).

Especially if you plan to owner occupy.P.S. when running a background check, make sure to look at real property for prospective tenants, the previous owner thought that is was odd they owned property a few blocks away(a duplex).

Similar to @Rob Brown we own a duplex in Mission Beach (San Diego) one block from the ocean and 2 blocks north of Belmont Park.
