You broker deals with vendors for discounts or not, then add a markup fee and auto route calls to vendors to manage and schedule... then when rents are late you pickup a late fee and leave the landlord high and dry, you repair properties accordingly and bill the landlord to keep your operation printing money... everything I mention just now is “industry standard”.

I have had issues in the past in which a tenant will call and tell me the dryer is broken, it doesn't dry my clothes the first month they are in the unit.

I concur it is more like Phoenix since the weather is the same - hot and dry so that means replacement of a/c units and heating in the winter.

Things like faucets will be checked by your inspector but don't be afraid to check under sinks for thinks like rot (water leaks).
