I live in independence and there is plenty of opportunity. 

My first thought, single family that needs rehab that I can do myself (I enjoy that work and have done plenty, outside major foundation/plumbing electric etc.)

Thats my take on it at leastROI’s are pretty solid and there is (in my opinion) plenty of inventory.But be ware of neighborhoods, East Cleveland is pretty rough for example.When i first explored the market i saw all this incredibly cheap inventory which was in pretty good shape mostly but in parts where it would be a landlord/property management nightmare

There are plenty of deals, but as you said, they aren't in your price range.
