I am all for not collecting them to reduce liability and making the credit check a soft inquiry so it doesn't hurt the applicant but if you collect the SSN when signing the lease how do you verify that it is their actually SSN and not just a made up number?

We also made sure it was extra clean when the next round of tenants came to see it and accomodated showings.With the exception of what Michaela said about accepting too much rent upfront, I wouldn't necessarily rule them out.

Yes we are cashflowing day 1 which is nice and part of the calculations made on the offer, but overall we paid less than the vacant house equivalent (even if you factor in the rehab costs that this house would need if vacant)To be honest I have offered even lower recently on a tenant in situation and did not get the bid.
