@Jeff Filali This is the kind of crap that makes people like me despise the entire wholesale/contract flipping enterprise - and especially the gurus who make money teaching this garbage.The homeowners were seriously abused throughout this and they suffered very real damage.As to the sellers doing more due diligence, sure.

My first rental was in 1988 and I paid $800 a month for a crap-hole and still had to walk 3/4 of a mile to wash my laundry.If the tenant wants the repair made, they can open the door for the 30 - 60 minutes it takes.

ZE has almost a 60 P/E and RDFN doesn't make a dime... most tech crap is still overvalued (post this little "correction"). rdfn is the future of RE,imho. i use their site exclusively and try to avoid Z (other than rent checks).

I had a tenant who "generously" told me (leaving owing me a months rent) that he left me one of those stupid barbecue grills along with a really heavy headboard (no foot board), a large and broken set of bedroom drawers and a TV table also broken down.I was supposed to be grateful that I had to haul this crap to the curb all because it wouldn't fit into his U-Haul.About the only entertainment with all of this is that the rental is in a neighborhood where folks come by and pick up this stuff like vultures picking over dead bodies.

Also, your cashflow is pretty much set for the life of the mortgage, actually rents always go up, unless the neighborhood goes to crap, so you know exactly what you are getting.You had a mortgage at a pretty good rate, now that you paid it off, when your 1.75% intro rate expires, you will need to try to refinance that money again.
