How would you go about getting some sort of commitment from the squatter that they will take cash to leave if I get my hands on the place? 

It's just taken this long to get a roofer to commit and (hopefully) show up next week for a re-roof.

Because any commitments they are making with respect to timing and funding are not fully within their control.

My advice, prior to committing to OOS, take a hard look at your would be total return (not just cash flow) by investing locally AND looking into house hacking.

I know real estate investing can turn into almost a job due to listening to everyone on the podcast (lol) and I am committed to working non-stop to learn and consume more info on real estate daily.

Four plumbers have looked but no one wants to commit to the job (find source of leak and finish by Dec.1).

Most people can't make it to that tipping point due to lack of commitment or fear, is that going to be you? 

But you have to make that commitment and go into it that knowing you will miss out on the "college experience".

Don't see properties as a "courtesy" if you are committed to looking at different regions.
