I am searching for some quantification ideas that I don't have to take my tape measure and fo manual calcs, seems that this is the answer, the software seems like a dream come true, with all furnitures, plumbing, electrical templates, just like autocad but lighter. any inputs is greatly appreciated.

I work full time and make a fairly decent wage, recently obtained my real estate sales agent license, and just started my own company doing what I do for a living on the side (electrical contractor).  

I've had places with flaming code violations that managed to sell and close because the appraiser didn't know and the town didn't check for those specific issues (I'm thinking specifically of furnace issues).If they're just backyard projects, they may just need to be cleaned up and made safe/secure before closing.  

I also need help painting, carpeting, cleaning, and general handy man work.  

I have 2 years experience as a Regional Manager for a Heating and Cooling company. 3 years of welding experience and certifications, Electrical experience, and concrete management experience.

If the unit is messy/dirty to the extend of being damaging or a health hazard, our lease also gives us the right to send-in a cleaning service at the tenants expense.Your biggest concern as a landlord will be vacancy - both physical and economic - as vacancy is foregone revenue.  

Oncor put a tall tower for electricity on a corner of my parking lot (cost 2 spaces for parking).

This property will be delivered with clean title there may be half a years tax's or so but you would take that on.I want this to be a learning experience for the BP community to share with especially newer investors looking to get into the game...

I found a unit that has a 1BR on the first floor (potential $1600/month), 2BR on the second floor (potential $2100/month), as well as another stand alone unit that has a renovated (2BD) standalone behind it that I want to live in (potential $2100/month).All three units were renovated within the last 5 years (including appliances and roof) with hard wood, electric stainless steel appliances, and the cosmetic renovations needed for an old home done.
