The program is good but the community is outstanding they will expedite your understanding of the business help you/ your business grow exponentially - so far I recommend completely  - 2 weeks in and I already have 2 potential deals which I am following up on this weekend (doing this part time) either way I was very skeptical and now I am extremely excited and hopeful every single day, I know 2 weeks isn't a whole lot to go off of, but I plan to make a post when I assign my first contract!!

Then decide on your plan of action.....

My plan is to attend meet-up and contact an investor friendly agent.

As I plan on spending some time there in short spurts with the family throughout the year as well.

I am currently rehabbing my primary at the moment with plans to rent out this fall.

I plan to go meet with the SLC Zoning/Permitting office to learn all I can, but thought I'd reach out here first.

Hey @Dave Foster, as someone who plans on selling on a 1031 exchange in the next 12 months, I have a question:  in the scenario for the buyer you outlined above, it doesn't seem particularly beneficial to the seller, because if they keep the note outside the exchange they're paying taxes on a boot that they wouldn't have if they got a different buyer who could meet their price, or they're having to replace with outside cash the note inside the exchange.If I were the seller (and like I said, I will be in the next 12 months) I wouldn't like either of those outcomes. 

You might qualify for a "dependent care credit" but it is not really a tax strategy. 

Hi Sharon,If the yard is not separated, I would suggest hiring a lawn care company for weekly/bi-weekly service.
