It just makes life easier when you go to lender 30-45 days after closing to put longterm debt on the property.

Outside the likely once in a life time subprime loan crash real estate has had steady growth over the last 30 years with a very slight reduction in 1991. 

Part of it also plays into my job, I'm a home inspector and can set my own schedule so if I had less debt I could cut back on how much I had to work and be able to enjoy life more. 

You should be sensitive to these facts of life.
