You can try to find out his goals and shape the deal to help meet them.I think you could actually get a better idea of how this would work by checking out some of the bigger podcasts videos I've watched recently regarding mobile home investing. 

The bigger property you have, the easier this is to accomplish.

The only problem is that after inspection we discovered it has some bigger issues than originally estimated.

I've found that many of the bigger PM companies are built for large multis and don't do very well when it comes to individual investors and small portfolios.
