It's useful for a BRRRR or flip project, but again, you better know what you are doing and how you can either get the property on conventional/long term financing or sold (if a flip) before you buy a property 100% on borrowed money. 

Over the years as they’ve apparently grown bigger, they seem to project a “better than thou” image with a chip on their shoulder and that doesn’t sit well with me.

Investing 30% of the equity and presumably guaranteeing the debt is more than you see most GP's contribute and should justify better splits in your favor than instances where you see a 5% or 10% co-investment.

And even better, transactions made with their cash management account would instantly sync with my books, so I wouldn't have the constant reconciliation errors I get with QBO.
