Knowing your goals / strong “why” can help you to structure a spending plan (i.e. budget) to help you pay off debt faster than you ever thought possible.

Hard money or private money would likely be your best option for flips as they would be able to close faster, require a lot less paperwork and are more fixable than a conventional lender. 

@Angela Yan my one criticism of BP is how much they push the BRRR strategy.The BRRR strategy is great if you are an experienced investor with a great team, agent, insurance broker, property manager, general contractor, etc...But... what I find is it is most attractive to newer investors who want to stretch their dollar faster.

With the extra income it is happening much faster and I want to take advantage of some deals I am coming across.

Depends on location, how much rent you asking if your place in a really good area you definitely want you place to stand out brighter colors attract people faster your place will not be empty 

Hey guys I had a question about the duplexes do the attached garage or detached garage rent faster and which are profitable?

The more I became familiar with the things that made a property desirable in this box the faster I could get to a real ARV and later a real rental value.So, if I was advising someone in how to get comfortable with values I would say:  niche down.

My tenants pay with Zelle and Venmo..Zelle is better because it goes directly to your bank account and faster

But I was (in her words) "heartless while her family suffered" because I didn't get it fixed faster.
