In addition with the number of tenants I have it would take me a week to call, make appointment and meet with every one to collect rent.

Just make sure you understand it.The PHAs are always looking for landlords, so don't be shy about going in and asking for an appointment to go over what would be involved.Now that I know more about the program, as a voucher-holder, I think the bad rep of voucher holders is usually the landlord's fault for not screening them well.

.-- I would field the calls and when I held the open house or appointments for viewing the rental unit, the HCV holders would tell me about their status.-- It wasn't until I actually accepted a tenant that they then would have me complete the form, Housing Choice Voucher Program Affidavit of Ownership.-- Once the form has been processed, an inspection is scheduled between the property owner/manager and the HCV representative.-- If there are failures, you have a chance to correct them and get another inspection.-- If approved, you will then learn of the value of the voucher based on the potential tenant, their family size and what they are willing to pay for your unit.

I'd have the agent post your phone number in the private remarks and request either by appointment only (which I hate, limits showings) or at least an hour notice.

If you're going to be renting in NJ, I suggest starting out by learning the landlord-tenant laws there.http://www.state.nj.us/dca/divisions/codes/offices...https://www.lsnjlaw.org/Publications/Pages/Manuals...To learn about Section 8, I'd suggest making an appointment with the housing authority.

I would much rather have 30 people say they are coming and only 10 come on that one day, then schedule appointments and have people not show up.
