Basic Cook County Housing Voucher question
To those who rent in Cook County,
Just got an application from someone I am told has a housing voucher (by the real estate agent representing applicant).
Aren't I supposed to actually receive a copy of the housing voucher with their application?
As basic as this question is, I can't find an answer on the Chicago Housing authority website, any other website, CHA video for landlords, and when I called CHA and asked the question they transfered me to someone on vacation...
What paperwork are they supposed to submit with their application related to the housing voucher??

To address your concerns about what "may" be paid via the subsidy:
I typically use the Chicago Housing Authority (CHA) website as my main reference since that is my current market area. Although the information may not be exact for another area in Cook County or Illinois, it is probably still very accurate for most general information. In an effort to assist you, I found the Cook County Housing Authority websites as follows:
- HACC: http://thehacc.org/hcv/ - An excerpt: Under the HCV Program, the family is required to pay approximately 30% of adjusted monthly income toward rent and utilities. The Housing Assistance Payment made by CMHA to the Owner generally pays the remainder.
- HACC: http://thehacc.org/hcv/rent-determination/ - An excerpt: Once the reasonable rent for a unit is determined, the HACC will determine the Housing Assistance Payment (HAP) and the Family Share – the family’s portion of the rent and utilities which are not included in the lease. The Payment Standard is the maximum assistance the HACC can pay and the family usually pays 30% of the family’s adjusted income, but no more than 40% when the family moves into the unit.

Also, for the tenant's to receive the vouchers the governing body (in this case CHA or HACC) does a decent job of helping the tenant determine what they can afford and the dollar range that would most suitable for them. It is not a good practice for the voucher holder to pay rent higher than what has been determined to be within their range. The don't want to get kicked out of the program for being evicted due to non-payment.
