buy low sell high  sell for cash for carry contracts.U find land at Tax sales a lot of the time. or you use whatever direct marketing concept you can afford  direct mail telemarket etc.you need great phone  and closing skills .. anyone can get leads but without closing skills your success rate will be limited greatly. 

It lets you do invoicing directly from the program (not a feature I use). 

With that you get personalized strategy, education, direction, accountability, motivation and lots more.So, the bottom line is figure out what your short term and long term goals are.

Looking at purchasing and doing repairs within 1st Month and then finding a tenant(2-6 weeks) and then seasoning the property for 4-6 Months before applying for financing.

I have looked at a self-directed IRA but I want to receive all my profits from my property.

At that point they are an owner and could help direct and manage the asset (safeguarding the capital they contributed) while potentially getting a larger payoff for taking on the higher risk.
