This really helps me understand how to analyze the deal. as for the data, I tried to get the most accurate but speculative information Ive found online. 

The team has institutional experience and would gather data, analyze financials, interview the management team of the tenant company, and then document and memorialize their findings into an institutional grade credit memo.  

Signed up for the rookie bootcamp, have been analyzing some deals and trying to hone in on growing cities that are not so hot that we can't afford.

I have now started analyzing leads and identifying some opportunities.I am looking for tips from any more experienced storage unit owners/investors on how you got started and what to look out for.

If you’re going to be FINDING deals, consider books on underwriting deals, and analyzing markets.

Hello everyone, I am analyzing multifamily deals using a modified spreadsheet I found online, and the spreadsheet has a reserve account that is taken directly out of of the NOI called "Replacement Reserve".
