Convenient to shopping. 2 bedrooms and 1 bath per unit/ 4bed/2 bath total.

Look at homes with a similar numbers of bedrooms and bathroom, similar SF, built around the same time, and within a 1 mile radius of your property.

One of my Apts has 3 Bedrooms and a very large walk-in closet.The young people who rented that apt converted the walk-in closet illegally to a bedroom.

My hope was to add on around 300-350 square feet with a master bedroom and bathroom and laundry closet (laundry is currently in the kitchen).

On hearing that, she pushed passed me, ran up the stairs to the second floor, yelled someone's name, saying "I know you're hiding here" going through all the bedrooms opening my closet doors, then went downstairs to my rec room doing the same.

It shouldn't be that hard to find a 3 bedroom house. 

I already have bedroom furniture for 2 bedrooms that I like (my BR and one other), so I am thinking I'd have one of my spare bedrooms unfurnished and the other furnished.

So my current situation is that I rent out 4 out of the 5 bedrooms in my house.
