Here is my 25+ year advice: Spend a ton of time learning (at least 6 months), then find a few super experienced people to align yourself with and do a few to several deals with them, and finally go off on your own (probably a few years from now).SFRs are the single most difficult properties to make great returns on from a rent and flip perspective.

I'm sorry I had to delete some things that I was going to type so I just hope that someone in FL here on BP  that's experienced as an agent, real estate investor or businessperson with a good heart and strong mind can come along get you re-aligned and focused to where you find out what you really want to do because I don't believe your goal is to be in the business of real estate.

So let's say all the stars are aligned and a property that I've researched ahead of time has a starting bid amount that's in my price range but then I want to have a look at the actual case before bidding so I run over to the Recorder's office to review (opens at 8:30AM) the full documentation (since I already know that the electronic search is incomplete) and then run over to the Sheriff's office for the auction which happens to start at 9AM.

If that is what you really want, then buy a damn REIT and be done with it ... at least then you will have top notch professional management, with a verifiable track record, whose profit incentives are not 180 degrees out of alignment with yours, and a fully diversified REI portfolio.
