You need to pick the price range, type of buyer/renter, and preferences for your region that work for you.

Most regional firms have this capability so you may very well find a firm in Alabama that will fit your needs.Having said that, the next order of business is to ask, what are your long term goals with this partnership? 

I have 50k to invest in Seattle and Tacoma region. . 

Remember - a local bank or credit union because regional and national players are going to be less interested.

Rates are around 4.25 right now.If you work with a community bank, the terms may not be as good as a regional, but the service is better and they are much easier to work with.  

As a Realtor serving the Pittsburgh region, I am currently working with investors both local and remote.

In conjunction, start a relationship with a regional bank or credit union where they understand what your goals are.

In either case who would be your prospective customer and how plenty are they in that region.
