If it's your 1st deal and you're not able to raise money from your family and friends, your best bet might be to start off working with private lending/ hard money lending companies. 

It started with Rich Dad Poor Dad and then just spider webbed into about 7-8 more real estate books in just a few months.

If not, I'd bet your in the clear.

You're going to have a difficult time finding hard money lenders that will do just reno, best bet is to find a private lender

Jonathan,You only need one person to qualify on the loan but keep in mind your best bet might be just to use the DSCR program which will allow you to close in an LLC. 

I think the only "safe" bet is gold, even with how volatile it has been over the last couple weeks as people panic.

Equity loans on land are tough to come by and typically only would lend 50% +/- Ask your local lender/credit union would be the best bet
