I have studied this area of interest for about a month now and most houses listed have been selling with 2  to 4 months.  

@Pierce Dandridge As @Brian Gibbons said, your best bet would be to study creative finance techniques.

Because I have been studying my market, reading everything I can, and grinding for the past 8 months, and haven't done my first deal yet.

Study and getting the license will definitely give you the content of real estate but to get the context, the only way is doing the real thing.

After high school, I attended the University of Arkansas in Fayetteville where I studied Agricultural Economics and Marketing.

I am also studying to take the RE exam.

While published sometime in the mid 1990's the numbers in the book may no longer be relevant, without adjusting for inflation, the precepts in this book literally helped me to see what changes I needed to make if I wanted to become a HNW individual.I studied, read, and re-read this book so many times there was a point in time me I would actually see the day deference in money choices laying out before me in advance of making investment/expenditure choices.

You will find that what you learn for the licensing exam is just the beginning of your studies as you need to familiarize yourself with so much that is not touched on in the 60 hours of coursework.

There are many who ‘want’ to be like me; many who are ‘studying’ to be like me; and many more who would be like me, but are just waiting for ‘this opportunity to appear’ or ‘that circumstance to change’… At the end of the day, very few actually are like me.I have been very fortunate and blessed.

I really took that book as one that is going to take several reads and focused study.
