Any rent credit needs to be credited against an invoice, there is no mechanism to print out a complete statement, not sure how convoluted it gets if a tenant under pays several invoices and then goes to pay off the balance at a later date.3.

Now the government they can just print their way out of a guarantee.. private sector not so much.Although about 10 years or so ago there was a firm I think in Ohio that was turnkey and called them selfs triple net turn key and that's exactly what they did.. but when I looked at the properties buyers were over paying by a fairly significant amount and of course the sponsor needed that to make up for vacancy etc.There was another turn key in Salt Lake named Marquis properties.. the owner Chad Duecher ended up in prison .. they came to my office looking for funding and I flat told them you guarantee rents in C and D class you will go broke.. they did that and some.

while in Turkey, the pro-printing Erdogan is still facing actual hyperinflation from currency devaluation.From what I see, especially in job market and housing market, every segment has its own the over-run the Fed policy, making them irrelevant, which makes the whole market seems more smarter than the old man that used to guide us.Housing market is smarter than the Fed.

So there will be plenty of opportunity.Whether there is a recession can only be dictated by what the Fed does, if they start printing money again then no, but if they continue to reduce the money supply they want to create a recession to bring pricing back down because the middle class cannot afford anything.

There is a ton of inventory lost for a long time due to 2% and 3% rates and only reason people would sell generally is if they have to due to death, divorce, etc....unless owners with these low rates get some sort of major incentive to sell.... it is more than just interest rate and supply/demand factor, but also :1. 30Y Fixed rate mortgage availability in the US2. our gov. is restarting money printing since may this year3. everyone in planet is overruning fed before they would reduce rate next year Thing is, this unaffordability is nothing new for the citizen of the world except USA.
