I have always believed in the power of real estate as a means to financial freedom (my dad bought me Rich Dad Poor Dad when I was a kid).

I have excellent credit, a DTI of less than 25%, and a well paying job at a business I've been at for over 5 years.

However, i would not do this deal as presented because of the poor cash flow.

It's easy to fall in love with a property and end up making poor investments so this is an important reminder. 

I could just put it all on a credit card and try to pay it off over the next few months with my personal savings, but I could also try to either borrow or add it on to the purchase price.
