I think @braden downs hit the nail on the head, make an addendum to the lease with an increase and regular inspections of the property if your not local have the "new" management company do a walk though with you on facetime.

You don't run into safety concern until you start breaking it up by doing something like removing it or driving a bunch a nails through it to cover it up with vinyl or something.If it were my rental, i would have it removed.
