I think @braden downs hit the nail on the head, make an addendum to the lease with an increase and regular inspections of the property if your not local have the "new" management company do a walk though with you on facetime.

Marie Poe nailed the primary issue(s).The O.P. does not appear to have a clear understanding of title, interests of record, Texas estate law but is focusing on her obsession with a boarded up property that she can see and wants to own (and possess) very badly.Having an original recorded deed in your hands is of little value, whether possessed by a living owner, their relatives or you found it under the floor boards.

You don't run into safety concern until you start breaking it up by doing something like removing it or driving a bunch a nails through it to cover it up with vinyl or something.If it were my rental, i would have it removed.
