What square footage are you looking at and what neighborhood?

In doing so, I would have to add a window, door, a little ductwork and a closet that would eat into the square footage of the newly created bedroom?

Both proformas assumed bank financing and: a 10% vacancy prop. taxes (OO homestead exemption; without homestead exemption) prop. insurance for entire duplex prop. management (OO 0%=me; 10% when i move out) maintenance/repairs @ $.50 square foot (entire home sq footage) unit 1 utilities paid by tenant OO NOI $437; 2-unit NOI $1070 (debt service @4.5%) OO net cash flow $21; 2-unit $655 here are the baseline #s: $85k investment ($60k purchase/$25k rehab est.) 2012 AV $110,000 (sold 8 years ago @$120k) need to work on getting recent comps but this area is def going up, not down.

So do you always use square footage/quality when doing your evaluation for repairs?

They are on the roof, I have a 3050 sqft house but it's a 2 story with multiple roof lines so the system is split up into 3 sections, one section being the last 2 panels but they are also the highest producing panels because they are on the west side of the house and get the best afternoon/evening exposure.I'm not sure about the square footage, you can do the math.  

Thanks to my excel spreadsheet, I'll know by square footage, or type, or bed/bath count the desired price range I'm looking for.

You could have also gone to the county auditor's office and found out the actual square footage, to be honest.

I also have some drone footage that I would like to have lots layered into. 

Since the two residential units make up more than 51% of the square footage,  I still qualify for a FHA loan.
