Try making yourself a pro forma  (projected) P&L for the first year or two, and then calculate ROI (net income / equity).Looks like monthly revenue is $2,150, now try and estimate your monthly costs:-Insurance-Taxes-Interest-UtilitiesSeems like a great deal, but people can only analyze so much with such limited info.

You also become more implicated in housemate drama as each tenant has a relationship with you and not necessarily one with each other.In our experience, a rooming house works best when you have someone you trust (and who is a little older) living at the property who serves as "Den Mother" to ensure the ship sails smoothly.
