I am trying to decide between the various submarkets in my area to buy and hold small multi-family rental properties.

I prefer small multi-family but am open to SF.

Thanks for your insight, the mindset is more important for me, like the training, one of my prof she have a small boutique she’s looking for full time, I’m interested but I need to set a side some money so I can pay for the ads and what ever.

Its all the hidden stuff behind the paint that your NOT seeing that will cost a small fortune if you don't know what your looking at.

Close to $250,000 if we were to fix up a few small things.

I’m looking for a Bigger pocket Podcasts Episode where the investor that was on was talking about that he does not go into the properties he buys, he mentioned that he looks at the MLS pictures and if it looks like it need a little work he does $10 x sqft , small rehab $15 x sqft , & if it need a full rehab he will do $20 x sqft and subtract that after the 70% rule .
