Hi folks,We are starting up a rehab resale operation in Houston.

I am at .29/sq.ft for a massive rehab that took everything down to the studs on a 2700 sq. ft. home in Houston (the works, new roof, lifting the foundation 6", brickwork, crown molding,  two new bathrooms, added a fifth bedroom etc...).  

I have heard mixed reviews from people across the Houston area. 

Concentrating in the Houston, Tx and Fresno, Ca markets.

Most of the MF properties in the desirable areas of Houston are pre-1950s and 500k plus.   

Has anyone had issue with an HOA? We have a tenant that clearly reacted poorly with the HOA. I don't have the full detail, but I gather from what was sent to us. We got a letter from the HOA with multiple "violations"...
