Exactly the point of my recent reply, and of the main post. 1- you haven’t seen what I’ve posted yet assumed u knew why I wasn’t getting responses 2- you would be correct if that’s how I talked in previous posts, but I haven’t 3- I do know how to speak professionally, and speaking unprofessionally once doesn’t equate to me having a lack of knowledge about it 4- my intentions are to actually learn why my posts aren’t getting attention (and no it’s not cuz I’m not asking a question/asking incorrect questions bc I can objectively analyze the impacts of my questions.

Assuming the $300/ unit, the main things that would cause me any hesitation, would be how much you are going to have to leverage, the expected vacancy rates, and are you going to end up underwater (literally if you are in hurricane and flood spaces, or figuratively if it is likely to be impacted by a downturn in the economy).

Compounded over time, it has a big impact on profits...and some properties don't appreciate.I personally can't make a profit with 1% properties with no value add, little or no appreciation, and 3rd party management.
