What are everyone's thoughts about buying properties specifically with the end goal of having a paid off, freshly rehabbed property as a retirement home? 

My intentions were to purchase the facility and do some very simple upgrades like fresh gravel and full metal dividers between units and raise rates from where they currently are at $65ish to $85-90.

-“LIFT”- how much fresh dirt to add before compacting that level of dirt. 6 inches deep.

Very fresh and new to the game.

Just a few examples:-Covered patio-Pavers vs bare concrete-Swimming pool-Hot tub-Gas fire pit-Raised garden beds-Putting green-Dart board-Artificial turf (with corn hole)-BBQ-Umbrellas-Ample seatingThis is my long winded way of saying, you are not over doing this.

Considered crushed gravel for a sitting/fire pit area or even a rock garden.  

Take it empty, clean them up, start fresh at market rates.

Another warning: I would advise against approaching this process as you interviewing your future accountant, like you would do with a babysitter or a gardener.

That's a rhetorical question, because with that I'm fresh out of advise for you my friend.
