I've found that pests are most often caused by tenants - and if they are clean, it shouldn't be too much of an issue to do an annual treatment in the spring, then maybe give them a gallon spray bottle from home depot to use as they need it.Just like @Joel Owens says - trash bags, eating on the carpet, etc... all bring the bugs.I had a 3-building complex in Birmingham that required monthly pest spray.

The cheapest decent looking tub surround at Home Depot runs around $400. granted a tub surround takes two days one day too late the tile another day to install the grout.

Glass tile is usually more expensive, especially if you go with a boutique tile company like "tile shop,"  but I've usually done pretty well finding good tile selection and much better prices at Home Depot, Lowe's, and Menards.Here's one kitchen I was involved with where the backsplash has whites, creams, and tans, which ties the floor tile, appliances, granite, and cabinets together.As a separate thought, backsplashes are one inexpensive way to really class-up a kitchen and add value to an investment property, plus can make it nice enough to justify higher rents.

Sydney Hall So true, I was at home depot one Saturday at 8am (they open maybe 7/8 on weekends), and it was a ghost town, there was only less than 20 people there and all counters were empty, if that was LA, 20 people might be standing at the door 30 mins before they open.

Horse shoe pits, a curved flower garden path leading to a gazebo or secluded seating area, patio. stay away from any fire or water elements for liability reasons, just make it fun and enjoyable for the tenants.
