I have read many pros/cons about actually putting my property into the LLC. 

Read the contract or have an attorney review the contract to let them know if you are able to cancel.

I have not read the book but I have done many sub 2's over the decades and for us it was just a standard purchase contract and when it says additional terms we just described that we were taking title subject to the existing debt or which debt would remain on title.

It's tight, but it makes the deals very simple to read.

After reading you post and profile I am gathering that you are flipping as well as long term holding.
