Finding duplexes or any other multis in A or B Class neighborhoods is really touch at that price range.

I’m not sure what you mean by “nice house”, but if you mean in a B+ neighborhood, the issue is generally that the open market rents are higher than what HUD would pay.

And i was currently waiting to hear back from the city about just that...but i also found out from a lender that supposedly i cant get a construction loan for a multi family unit which is news to me...so i guess i have to look for a plan b which is single family home

I only got one for my Victorian B&B and am sure it doubled my cost as my 7000sq ft building cost me $65,000 while the ski lodge 15 miles away that was 30,000sq ft that my friend had sprinkled cost $15,000.
