Looking to connect with local investors in MA.So far BiggerPockets appears to be the ideal place for questions and self-education on the web, and as such I'm certain I'll find a surplus of information here.

What web sites are utilized for the most up to date sales data in metro Atlanta by you the local investors?

Here in CO it costs $50 on the secretary of state's web site to create an entity, so creating two would cost you $100.  

I've never seen data published for that.Anyway, in a nut-shell, what you have to consider is your sample size (and your time frame).

When looking at any book for real estate pay attention to when it was published.

Lots more than wearing a name badge, buying a car magnet or creating a web site.I'd think this would be a conversation to have with her broker. 

Get anything that's wet other than framing out.Center for Disease Control and FEMA both have remediation information on their web sites.

(Being a web developer I look at website whois info to find out who the site is registered to and any company information behind it.)  

It is a web based application (no need to download anything, just go to their website), that allows you to create very clean images, flyers, info-graphics, profile pictures, social media headers, and more.
