I pointed out that he lived on the second floor and does not have a balcony.. and no one has ever climbed our building and broke in, and lots of people in our buildings have their windows open..his reply was he would not endanger the lives of his family as per someone elses suggestion.. then he sent me a receipt for a hotel an said I would need to reimburse him as they felt they were in jeopardy of heat exhaustion and fled to a nearby hotel..

List anything you think would be reasonable, like wash the walls, steam clean the carpets, clean or replace the fan, etc.

Fixed problem (they said what it was but can't remember specifics) = 143.00Week 3 Tenant said shower head is broken, towel rack is loose and there was a leak at the washing machine bib. = $105.00 This was all done without my approval, I let the first two slide because I would have agreed to them fixing them both (not the dryer vent) I don't even supply the washer and dryer so them complaining of a leak on THEIR washer and cleaning the vent to the dryer doesn't make sense to me nor having to fix a shower head?

Seems the original guys girlfriend had a couple, the brother had at least one, his girlfriend had two and the original guy who contacted me said he had two and they lived with the ex-wife but once they saw how nice this house was he was sure they'd want to live here too.At this point it was hard to keep a straight face talking to this herd  of humans but I did manage to ask them where they were currently residing.

If it's a wash, or an unknown gamble, then you are wasting your time to do any more to the property.It's a tough decision only you can answer but right now it's costing you more money to hold.
