Generally most places offer 100% of one month rent.

I have been offered 32 unit Mini Storage. 

They are currently offering 14% up to 20% on a particular project they are working on. 

There is a smaller rental pool at the $2,800 a month rent range but typically properties at that price will appreciate faster than others lower in price in the same market. 

Still haven't made up my mind but here is what I can offer. 

We have had offers of $430K on it few months ago as was.

We DO plan to offer these marketplaces in future years, and hope to meaningfully cut down on situations like this (although you can never fully avoid them). 

@Rob WallaceCredit unions typically do not lend to LLC’s I will focus on another topic - I strongly recommend your operating agreement have terms preset if things personally go bad and one has to buy the other out.

Also the best businesses have some sort of a market budget typically.
