Pretty terrible situation and difficult for us to combat.

Water heaters tend to last awhile and are not terribly expensive.

The fact that it has 5 tenants makes me believe that its not *terrible*.  

If you get terrible terms, then you better be getting a deal on the purchase price.

Also, the more I look at income producing properties, the more I can't help but think retirement accounts really don't look terribly attractive when juxtaposed with building an empire of cash flowing rentals.

So on one hand, my brain is in "highest cash flow" mode, which would mean going with the lower price and giving the owners free rent for 3 months at a cost of $640 to myself.On the other hand, I can see how $800 - $1,200 up-front would be helpful, and to sacrifice $14/month in cash flow doesn't seem terrible.

It was impressively terrible. 

John Ma , I don't think it's as terrible as a proposal as everyone on here says it is.
