It was the product of bad loan products being created an sold to an unsuspecting securitized market by the banks and wall street.

I am looking to go from 3 single family units to 9 units total by purchasing these 3 duplexes down the street from 2 of my other rentals.

The prices offered by one TK that I am looking at are in the $70K range but I’m finding homes (that “appear” well kept) on sale on the same street or right next to it in the $20-40K range.

The "appraiser" used completely irrelevant comps in a different neighborhood when there are literally 3 recent sales on my same street and 2 in my exact same floor plan.

Others (Wife forced me to drive her a few places during Imelda when it wasn't so bad out) seem to park their cars on the streets which in some cases were higher than the surrounding land.

She has plans to refi the house, recombining the two mortgages into one again.House number 2, my mother house, this was always planned as a rehab, a long term rehab. before my little sister started school my mom bought a house on quieter street then my house, for bike riding walking distance to school.

Lastly this  buying of distressed inventory is totally market specific.. in some markets the inventory to do volume simply does not exist.. you cant drive down the street and see vacant or boarded houses and if they are there seller puts them on MLS and get 20 offers.. 

@Michael L Sakey$100k cash would be considered very "cash rich" to the average person on the street.

As she mentioned pay close attention to the street/pocket you are in though.
