I find that furnished is better but this would apply more for corporate tenants who may only be around for a fixed period of time and have stored their own furniture.You may also want to consider a higher security deposit and make sure that you get all the furniture itemized and signed off pre and post the rental period.Let me know if you have any more queries.

Roy,I love the innovative idea.Your Concept: negotiating a convenience for your niche population and bill users later.Possible Improvements: negotiate an affiliate relationship with service provider (a little kick back).Potential Other Uses: similar arrangements with coffee shops, laundry mat, groceries stores, etc.No since in just focusing on rents when you could be an agent to help with all living and lifestyle expenses.

If they will let you, use the heavier duty aluminum kind rather than the nylon kind.If you think they could do it tell the tenants the materials and tools are available at any home improvement store.
