The big question is how do we not throw a red flag when all the sudden this LLC gets 30k of cash (dollars bills) into the account to purchase the property

In the areas we lived, single family had better margins and were in the area this caucasian red head who only speak english and german feels comfortable late at night ;) Since I self manage that was key.

Normally appraisers keep it in line with the purchase price to keep the underwriter happy by not sending up to many red flags with a higher than necessary purchase value.

Assuming each lot would sell for $75-100k, that put us into the red and killed the entire deal.  

This is a similar idea to the 203k but with less red tape.

All major metro areas of Texas are popping, red hot, some hotter than others but Texas is hot (in more than the marketing area too!)

Only experienced investors will have the ability to do the quick turnaround on inspections and identify red flags quickly enough to benefit from using the site.

There were no red flags to do this test, the buyer is just very thorough.
