Qualifying tenants

Hi, all,

I've been a member of Bigger Pockets for 9 months and have learned so much from you all- so appreciated. My wife and I will be renting our current home next month and moving into a larger one. Our 1st rental. We have an interested couple that wants to move in. We like them a lot and feel like they would be great tenants, but... he doesn't want to go on the application as he's rebuilding his credit, her's is great however, but they can't prove that they make enough right now. They assure us they can easily pay what we're asking. They currently have a home that has 80-100k equity that they will be renting across town plus have other assets. Can we put a lien on their house to guarantee our rent? How can I qualify them? Thanks!
