I am planning to do 8 sets of mailings over 16 weeks, does this sound like a good frequency?

To me, it sounds like you need to speak with a lender to really find out what is going on and what you could do with the money you have now. 

It sounds like it will only be an 8 cap.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

Sounds like your partners are no partners at all , they are worse than the grifter living in your house!

@Ken Cooper Sounds like someone young or someone that has always paid cash for everything.I personally feel like no credit is better than bad credit.Check his drivers license and make sure he is who he says he is.
