I decided to let it sit and see what happened.Well, the house is STILL being sold (almost 3 months listed on MLS) and even when the listing price is only at 85% ARV, I've started to think if this can be turned into a deal.

The irony is @Michael Stole is from a place (Ottawa) with colder winters than Indianapolis so I would expect him to be familiar with water lines in winter.That said, sometimes we are in such a hurry to get on the road we overlook something (like shutting the water off or leaving the heat on) only to have that sense of "oh oh" grip us a few hours later as we sit on a plane at 30,000'.

The focus is on the growth and returns of the business and not the land it sits on.Occasionally a business will want to own the land instead if they see it as a very long term location 40,50 years etc.

Now, it is entirely possible that a bank would cut you off at some point because they've reached some limit for what one person can borrow.Your example, Bryce, is why I would really advocate sitting with your banker and saying "please help me work through these calculations".
