If they provide you with the address, what's to stop you from working a side deal directly with the Seller?

With that being said I would ere on the side of caution and I would have property management agreements in place between your LLCs and do the bookwork required as if you were managing the properties for someone else. 

Usually there's a little box on the side or back that says "Lighting Facts", and it will be listed in there.

These properties are most likely going to be occupied by a home owner, so that is what you must focus on attracting. side note, i recently discovered Facebook marketplace for real estate!!

This location is considered as "the wrong side of the Troost". 

of condos / apartments / townhouses listed within a relatively small area on the North Side (River North up to Lakeview) which makes me nervous about the potential for oversupply within that market. 

On the flip side, students can sometimes cause more damage than your average renter, so make sure you're asking for a deposit that will cover you if they destroy the place and always make sure you require renters insurance.
